PROPERTY MANAGEMENT


  • Handling all guests interactions (unless you want to be involved) to ensure every guest has a seamless experience from beginning to end

  • Building your listing with stunning photos, detailed descriptions and thorough amenity checklists

  • Reviewing all your guests and managing all guest feedback striving for five stars every time

  • Monthly walkthroughs at each property to ensure supplies are stocked and necessary repairs are noted.  No more showing up to burnt out lightbulbs and remotes with dead batteries.  

  • Managing all service people, from exterminators to pool guys to cleaners and repairmen - we’ll ensure the people who are working for you get the job done.

  • Shopping:  We’ll purchase supplies and anything else your home needs (with your permission) and bill you at the end of the month.  We have both done interior design with an inclination towards stylish, but affordable choices.

  • On site visits:  We’re happy to run over to help out a guest or to check the property before they check in if the home has been sitting empty for more than a few days.  No more wondering what your guests are walking into.

  • Pricing and Booking Strategies:  If you don’t get paid, we don’t get paid, so we’ll work with you on a pricing strategy you’re comfortable with but that gets your home booked.

PROJECT MANAGEMENT


  • From groundup builds to remodels to landscaping overhauls or simply putting in a hot tub, we are here to make sure your project goes smoothly.

  • Oversight is key to any major construction job, and we’ll ensure you have eyes on your property that know what’s supposed to be happening and how it’s supposed to be done

  • Permits:  Ensure the permitting process goes smoothly with experience in managing draftspeople, structural engineers, and architects to keep the ball rolling

  • Crews:  We’ve built strong relationships with contractors, plumbers, electricians and more.  That means not only will they show up, we’ll be able to let you know that the price is right and the work is reliably and competently finished

  • Design Advice:  We can advise on design decisions or help pair you with an interior designer to turn your vision into a reality

    • We charge 25% of the nightly rate and any alterations as a service fee.  You and your friends are welcome to stay without worrying about being penalized by us and the cleaning fee goes 100% to the cleaner.

    • Additional revenue:  We’ll build you a digital storefront to sell amenities like late checkout, early check-in, mid-stay cleans, massages, chefs, tour guides and more.  Offset our management fees with that additional revenue to put more money in YOUR pocket.

    • Our hourly for project management is $100/hr or depending on the job, starting at $1000/week.  We want to make sure you can budget correctly for our services and rest assured we can be there until the end.

    • Smaller jobs usually just require a handful of hours, while bigger jobs can be budgeted as a weekly stipend so there are no surprises
